Strata maintenance

Common property that stays safe, lit, and predictable—backed by strata-fluent teams and streamlined in-house systems.

Strata portfolios live or die on response quality. When a basement light bank fails, a switchboard trips, or an emergency system needs attention, managers need electricians who already understand shared infrastructure, access rules, and how schemes actually run.

UET is built for that reality. We combine reactive attendance with planned maintenance programs, keep communication clear (and discreet where it needs to be), and use in-house automation so scheduling, updates, and reporting stay streamlined—for strata and across the rest of our services.

Planned and reactive, as one operating model

Reactive maintenance is the trusted path when something fails: fast attendance, safe isolation, and a clear fix or next step. Planned maintenance is how you stop the same issues repeating—inspections, preventive works, and a calendar that committees can budget against.

Most portfolios need both. We set up a simple rhythm for a single scheme or a consistent approach across many sites, so every building is not reinventing electrical support from scratch.

Making strata managers' lives easier

We understand strata workflows: managing agents, caretakers, committees, access constraints, and the politics of occupied buildings. You get practical communication—who attended, what was found, what was fixed, and what still needs a decision—written so it can land in a committee pack or insurance conversation without translation.

Where resident or tenant sensitivity matters, we keep communication discreet and coordinated with your team. Photos and plain-language notes are available when they help; we do not create noise for its own sake.

What we look after

Typical strata scopes include common-area lighting and controls, meter rooms and main switchboards, distribution boards, exhaust and plant power, car park and pathway lighting, and the electrical side of life-safety and emergency systems where we are engaged to maintain them.

Scheduled compliance testing—thermal imaging, RCD testing, smoke alarm testing, and emergency lighting—can run as its own program or on the same visit as strata maintenance.

We also help with labelling, circuit identification, and the small "make it make sense" jobs that save hours on the next fault call.

Streamlined by design

Behind the scenes, UET runs a lot of automation in-house so attendance, follow-ups, and reporting feel low-friction for customers. That same operating discipline applies beyond strata—switchboard projects, testing programs, metering, and screen work all benefit from clearer handoffs and fewer chasing emails.

The goal is simple: premium delivery on site, and less admin for the people who manage the building.

Compliance testing

Scheduled compliance testing can run with strata maintenance, or as its own program.

How it works

A clear path from enquiry to outcome

  1. 1

    Brief the site

Tell us the scheme, access contacts, and whether this is urgent, planned, or a multi-site program.

  2. 2

    Attend and diagnose

We arrive prepared, make the area safe, and fix what can be completed on the visit.

  3. 3

    Report and recommend

You receive clear outcomes and any follow-up options with priorities, not vague "needs attention" notes.

  4. 4

    Schedule the next cycle

Where useful, we lock in preventive visits so common property stays ahead of failures.

FAQ

Common questions

Can you work across multiple buildings? +

Yes. Portfolio support is a core part of how we operate—consistent contacts, consistent reporting, and less re-explaining every site.

How discreet are you with residents and tenants? +

We coordinate notices and on-site communication with your team. When a job needs a quiet approach, we keep messaging practical and limited to what the situation requires.

Will residents be disrupted? +

We plan around occupied buildings: clear access arrangements, tidy work areas, and communication when works may affect common areas or tenancies.
